Commercial Lending Built Around the Property
Every commercial real estate transaction has its own timeline, risk profile, and business objective. Greenberg Finance evaluates the complete opportunity, including the property, location, borrower experience, financial strength, and intended use of funds.
Our focus is clear, practical lending for borrowers who need an experienced commercial real estate perspective and a direct path through underwriting.
Flexible terms for qualified commercial opportunities
- Interest-only options may be available
- Origination fees average 2%
- Down payments typically range from 20% to 35%
- Properties outside Texas may be considered
Property Type
Lenders assess the type of commercial property being financed, such as: office buildings, retail, industrial warehouses, hotels and special-use properties.
Loan-to-Value Ratio
Typically 65% to 80% of the property's appraised value or cost, whichever is less.
Creditworthiness
Personal and business credit profiles are evaluated. Strong credit profiles can lead to better loan terms. Guarantors are required.
Borrower Experience
Preference is given to borrowers with experience managing similar properties.
Down Payment
Typically ranges from 20% to 35%.
Property Location
Properties in prime locations are considered less risky and more attractive to lenders. Market demand, location quality, local vacancy rates, and asset marketability are reviewed.
Financial Statements
Borrowers are typically required to provide: two to three years of personal and business tax returns, recent bank statements, profit & loss statements and balance sheets.
Appraisal
A professional appraisal is required to determine the property's market value.
Lease Agreements (if applicable)
Income-producing properties require leases that help demonstrate income stability and cash flow.
Loan Purpose
Borrowers must document how proceeds will be used, such as purchase, refinancing, or renovations.
Collateral
The property typically serves as collateral. Additional guarantees or cross-collateralization may be required.
HOW WE EVALUATE A LOAN
Our review considers the complete transaction. Meeting one criterion does not guarantee approval, and final terms depend on underwriting.
